Investment Process
Acquisition
Through our extensive network of brokers, owners, lenders and other industry contacts, we identify well located, under-valued assets. After applying our in-house, proprietary modeling and underwriting to determine whether the properties meet our investment standards, we negotiate and acquire them for the best possible price.
Refinance
After a property has been stabilized, with strong occupancy and consistent, improved financial performance, we look to capture the asset’s new, increased value by refinancing. This allows for a nice return of capital to investors and positions the property for even stronger cash flow moving forward.
Disposition
We employ an opportunistic investment strategy, which means when the time is right to give our investors the best possible return, we look to sell. We have an in-house brokerage, in addition to myriad broker relationships throughout Texas, at brokerage firms big and small. This brings a huge network of on and off-market buyers, giving us the best opportunity to find the right buyer for our investments.
Reposition
Once acquired, we deploy our full suite of vertically integrated companies and services to turn operations up to peak efficiency, maximizing occupancy and rent rates, while lowering expenses. Through our proprietary computer software platform, designed and developed in-house, we also minimize unit down-time and construction turn-around time, thus ensuring minimum vacancy loss.
Cash Flow
Our in-house property management, brokerage, maintenance, construction, and landscaping companies all work together under OTH’s vertical asset management platform to provide strong cash flow and significant tax benefits to investors.
