After a property has been stabilized, with strong occupancy and consistent, improved financial performance, we look to capture the asset’s new, increased value by refinancing. This allows for a nice return of capital to investors and positions the property for even stronger cash flow moving forward.
We employ an opportunistic investment strategy, which means when the time is right to give our investors the best possible return, we look to sell. We have an in-house brokerage, in addition to myriad broker relationships throughout Texas, at brokerage firms big and small. This brings a huge network of on and off-market buyers, giving us the best opportunity to find the right buyer for our investments.

Through our proprietary computer software platform, designed and developed in-house, we also minimize unit down-time and construction turn-around time, thus ensuring minimum vacancy loss.

Aspire Construction Group is OTH's in-house construction management company. Having overseen dozens of exterior renovations, from paint jobs to fencing to full amenity redesigns, in addition to completing more than 1,000 interior renovations ranging from classic make-readies to high-end gut renovations, Aspire has seen it all. We designed Noetic, our proprietary software platform, in part to maximize Aspire's efficiency to best control costs and reduce timelines, all of which directly benefits our investors.
Regency Property Management is OTH's in-house property management company. We started Regency because we noticed a need in the industry for sophisticated multi-family property management that would be fully aligned with investor expectations in the small-to-midsize multi-family market. Regency has grown organically into a full-service property manager capable of managing any sized asset, big or small.
4G R&R&R is a joint venture that serves as OTH's lead maintenance company. Capable of handling any maintenance job, large or small, 4G has numerous full-time technicians and relationships with bonded and licensed industry professionals in the plumbing, electrical, and HVAC industries. 4G consistently delivers the best quality work in the most efficient time-frame possible, all with the highest levels of customer service. This saves OTH money on its bottom line and positively influences tenant satisfaction and retention.
Top Line Business Analytics is OTH's in-house back-office provider. Top Line handles all property and asset-level books in-house and manages all investment bank accounts, deposits, reconciliations, payables and receivables. Additionally, Top Line manages all of our compliance related to annual financial audits and produces all asset-level investor reporting.
Overton Landscaping is OTH's in-house landscaping company. Our operating partner has more than 10 years of experience in the landscaping business and handles all exterior services at the property, including lawncare, planting and watering, pool maintenance, xeriscaping and hardscaping.
